Working in an environment that breathes progress

In the summer of 2024, BPD Development South region moved to the iconic Melkfabriek on the Caai in Eindhoven. A place where industrial heritage, sustainable architecture, and contemporary work culture converge in one inspiring environment. For PGA Totaalinrichters, the challenge lay in translating that vision into an interior that is not only functional but also radiates tranquility, connection, and forward-thinking.

The monumental Melkfabriek, located on the former Campina site, was given a completely new life as a sustainable and dynamic office concept thanks to the redevelopment by GEVA Vastgoed—a transformation that was also highlighted by Architectenweb.

The interior concept by Ex Interiors stems from a strong focus on biophilic design and sustainable materials. This vision was extended throughout the entire project furnishing, where every choice contributes to an environment in which people feel good, can collaborate, and simultaneously find the peace to work with focus.

An office environment that stimulates interaction

BPD’s new workplace was designed as an open and transparent environment where interaction is central. The various spaces flow naturally into one another, creating a rhythm between focus, consultation, and spontaneous encounters.

Through the use of warm tones, natural materials, and carefully selected furniture, an interior was created that feels soft within the industrial character of the building. Large open work zones alternate with comfortable meeting places and quiet spaces that invite consultation or reflection.

PGA Totaalinrichters ensured that all elements within the interior perfectly align with the architectural design by Niels Olivier Architecten. The result is a work environment where aesthetics and functionality reinforce each other without losing the building’s authenticity.

The Caai as an environment for connection and innovation

Today, De Caai forms one of Eindhoven’s most progressive urban developments. On the edge of the city center, this location connects the dynamics of the city with the green Dommeland, creating an environment where living, working, innovation, and well-being come together.

Within this context, the Melkfabriek also took on an important role as a meeting place for companies and professionals. The atmosphere of the site stimulates collaboration, knowledge sharing, and connection—values that also had to be palpable within BPD’s interior.

By paying close attention to openness, natural light, materiality, and the experience of greenery, an office was created that is not only practical but also gives energy to the people who use it daily. A place where forward-thinking becomes tangible in every detail of the interior.

A harmonious interplay of partners and expertise

The realization of this project was achieved thanks to strong cooperation between various specialized partners. Architecture, technology, acoustics, interior finishing, and greenery were carefully coordinated to create one coherent total concept.

For PGA Totaalinrichters, the project was not just about filling spaces, but primarily about reinforcing the vision behind the building. Every piece of furniture, every choice of material, and every layout contributes to an environment that radiates peace while inspiring encounter and innovation.

The final result is an office environment that perfectly matches BPD’s identity and the ambition of De Caai as a future-oriented community.
